A leading commercial business park known for its premium office spaces and award-winning infrastructure, aimed to improve the efficiency of its HVAC system. Recognized for its high safety and operational standards, the property maintains a 90% occupancy, housing prominent global tenants from the technology, engineering, manufacturing, and financial sectors.

In 2022, the management initiated discussions to upgrade the existing HVAC system, aiming for a more efficient and reliable solution to overcome operational challenges posed by the current pumps. The goal was to improve energy efficiency, ensure seamless performance, and align with the property's commitment to sustainability and cost optimization.

The Solution

To address the HVAC system's inefficiencies, the Grundfos team conducted a comprehensive on-site assessment, identifying two critical issues: high energy consumption by the chilled water pumps and challenges in sourcing spare parts, which threatened operational continuity.

Recognizing the need for a more sustainable and future-ready solution, Grundfos energy consultants performed an in-depth energy audit, analyzing system performance and identifying opportunities for optimization. Their analysis led to a strategic pump replacement plan, featuring NB series pumps for the primary system and NBE series pumps for the secondary system. These advanced pumps offered superior energy efficiency, reliability, and ease of maintenance, eliminating the challenges posed by the outdated setup.

To facilitate the transition, Grundfos proposed a clear investment strategy, demonstrating that the recommended upgrades could achieve over 30% energy savings compared to the existing system. The plan included a detailed return on investment (ROI) analysis, ensuring long-term cost benefits. Additionally, a comprehensive SITC (Supply, Installation, Testing, and Commissioning) contract was structured to ensure smooth installation with zero operational downtime, enabling the business park to maintain seamless operations while adopting a more efficient HVAC solution.

The Outcome

Following a comprehensive data analysis, the facility management team, confident in the projected benefits, approved the procurement of four NB pumps and four NBE pumps to replace the aging units that had been in service since 2012.

This strategic upgrade has delivered significant annual energy savings and a notable reduction in carbon emissions, marking a major advancement in both sustainability and operational efficiency. The results position the facility for long-term energy efficiency and sustainable operations.
